This tenant improvement project relocated a confidential therapeutics tenant into an existing building in Waltham, Massachusetts.  The 31,900-square-foot renovation converted an office floor into a laboratory and office space with program components in the basement, roof and exterior space. Ci provided a lab and office program that identified an equipment matrix for the project team’s use. 

A design theme for the project was “Science on Display,” which manifested in the design as large windows provide visibility into the lab from the office space. The client also incorporated wall paint colors and accent color patterns from the office space into the lab to make the two spaces feel cohesive. The open office area includes exposed ceilings, open meeting areas, a break area, kitchen and cafe spaces. 

The design also features acoustical control of the conference room, huddle room, and phone rooms to maintain privacy. Lighting design showcases a repeated circular light fixture in the meeting area, pendant fixtures in the corridors, and special flexible accent lights to highlight the changing art display from the Corporate Art Loan Program at deCordova Sculpture Park and Museum.
