
This 55,000 SF interior and exterior renovation across two buildings transforms lab-ready spaces to meet modern research and development needs. Both front entrances were completely redesigned to enhance accessibility and branding. Interior upgrades feature new flexible collaboration areas, private and open offices and kitchenettes to promote collaboration and day-to-day functionality. Sustainability and wellness were key drivers throughout the design and construction process with both buildings submitted for LEED and WELL certification.
The renovation of 99 Erie involved adding an elevator and expanded footings for a new lab-ready outdoor air unit. At 176 Sidney, the task set by the owner was to preserve as much of the existing tenant construction as possible while modernizing lab spaces at the building core and peeling away solid construction to create views into the central activity of the space.
