
Ci transformed an existing warehouse into a dynamic research and development facility, creatively utilizing the volume of the space to integrate BSL2 incubator labs ranging from 100 to 2,500 SF to support scale-up biomanufacturing. The design optimizes the interface between work and lab environments, with upper-level offices and an office bridge providing direct visual connections to the incubator labs below while avoiding contamination. The high-bay lab space was designed to accommodate the full lifecycle of research, from incubator-stage laboratories to clinical trial development.
Its flexible layout allows tenants to expand operations seamlessly as they scale up biomanufacturing. A key enhancement of the renovation was the incorporation of daylighting, with new windows introduced to increase natural light throughout the space.
