<p>Companies pride themselves on being an equal opportunity employer and emphasizing diversity, equity and inclusion in mission statements as a pat on the back. Although these principles should be applauded, what happens when the workplace doesn’t reflect the people who use it? </p>
<p> </p>
<p>Employers, architects and designers must employ an inclusive design process to ensure everyone using a built space is valued equally. As the workforce evolves, so does the status quo for addressing how people might be excluded or marginalized due to factors such as age, race, color, sex, sexual orientation, physical disability, or mental illness.</p>
<p> </p>
<p>Creating a space that is perfect is a herculean task, but inclusive design should value and consider employee well-being, physical limitations, working styles and mental health needs.</p>
<p><br /></p>
<p><strong>Starting at the Drawing Table</strong></p>
<p>Completing tasks during the workday should be easy for all not for some. When workplace design poses obstacles to one employee, it could hinder productivity and cause short- and long-term issues for everyone involved.</p>
<p> </p>
<p>In a Deloitte survey of over 1,300 employees, 80 percent said inclusion efforts were an important factor when choosing a company to work for. Diversity, equity and inclusion cannot be an afterthought introduced only during the hiring and recruitment stages. To be inclusive, every voice should be heard throughout the design process. The overall design intent should reflect the majority of a project’s population and the minority of employees who have unique requirements and needs.</p>
<p> </p>
<p>A collaborative design process involves employees from the inception of the project by surveying them with questions on necessary accommodation. Some might be sensitive to noise, light and air pollutants. Others might prefer an open and collaborative environment to an isolated and structured one. Inclusive design offers choices rather than prescribing one way of working, or one way of living.</p>
<p><br /></p>
<p><strong>It’s Not Just a “Generational” Thing</strong></p>
<p><strong> </strong>The first step in embracing DEI would be to put stereotypical labels of any kind to rest, specifically generational labels. Grouping age cohorts such as Boomer, Gen X, Millennial, Gen Z and soon enough Gen Alphas into prescribed characteristics can be misleading, and often can lead to name-calling and divisiveness in the workplace. In 2021, over 150 demographers and social scientists co-signed an open letter to Pew Research Center in disagreement of how the organization reports on age and mistakenly infers scientific similarities in its generational labels. The letter argued that these designations have no scientific basis, and therefore cannot be used to impose qualities on diverse populations.</p>
<p> </p>
<p>Workplaces are becoming increasingly multigenerational as the percentage of workers over 60 has jumped significantly over the past two decades, and in turn the retirement rate has steadily decreased. In recent news, politicians have proposed raising the social security retirement age to adjust for the fact that people are living longer. With workers possibly working longer in their lifetimes, designing inclusive workstations must start with companies introducing age-inclusive policies and accessible technology with readily available training to limit obstacles in employees’ day-to-day experiences.</p>

<p><strong>Inclusive Accessibility</strong></p>
<p><strong> </strong>There are key design features that allow spaces to be accessible to everyone, regardless of physical ability or lifestyle diversity. Barrier-free entrances ensure all entry points are accessible with ramps, automatic doors, and wide entryways. Adaptive workstations can accommodate various needs with adjustable desks to switch between sitting and standing, ergonomic desk chairs and modular furniture.</p>
<p><br /></p>
<p>Health and safety are paramount when it comes to designing an inclusive workplace. Multi-sensory safety alarms and large-print instructions for emergencies and safety equipment allow for auditory and visual differences. Textural and different colored walls and surfaces allow visually impaired employees to manage changes in elevations along walkways and corridors. Smart technologies can help staff adjust their ambient environment as per their own personal preferences, such as lighting, heating and glare.</p>
<p> </p>
<p>Lifestyle diversities should also be acknowledged. Minimal, private spaces with comfortable seating can accommodate new mothers. Gender neutral toilets can be used by anyone, regardless of gender. These design features are essential in creating a more inclusive environment, and society.</p>
<p> </p>
<p><strong>Design for Health, Wealth and Happiness</strong></p>
<p>Diverse workforces bring diverse mental abilities that need to be considered in the workplace. An estimated 15-20 percent of the world&apos;s population present some form of neurodivergence, meaning their brain functions, learns and processes information differently to what is considered typical. Inclusive design should empower those with neurodivergence, like attention deficit hyperactivity disorder (ADHD) and autism spectrum disorder (ASD). These diverse thinkers should not be hindered by their condition but encouraged for their out-of-the-box thinking and creative solutions.</p>
<p><br /></p>
<p>Multifunctional private spaces can be adopted by employees for various tasks, including meditation, prayer or respite. These areas should be minimalist to provide space for mental clarity with soft seating for relaxation and comfort.  Acoustic pods, privacy booths and shielded seating offer a step away from noisy and distracting environments. Cafes, lounges and game rooms encourage staff to take pauses from their desks to socialize, refuel and unwind. Modular seating can be reconfigured for the changing needs of employees. Biophilic elements and natural lighting offer exposure to nature and an escape from the traditional workday.</p>
<p>Inclusive design boosts well-being and overall productivity. <p>Industrial manufacturing is ever-evolving, and despite labor shortages, continued supply chain disruptions and fluctuating demand, the industry is on the up and up. To handle demand, companies are making a generational shift from machine-based assembly lines to “smart factories.” Architects and designers must adapt their design of these crucial facilities as new production methods, sustainable initiatives, and recruitment tactics become paramount.  </p>

<p><strong>Understanding Industrial Manufacturing</strong></p>
<p>As an award-winning architectural firm, Ci focuses on various industrial manufacturing facilities including heavy and light manufacturing, distribution and e-commerce, food and beverage, and controlled environment agriculture. These projects play essential roles in the products produced, stored and delivered to consumers every day. Our approach emphasizes maximizing operational efficiency, optimizing space utilization and ensuring the design is adaptable to evolving industry needs.</p>

<p><strong>Reshoring</strong></p>
<p>A renaissance in reshoring is underway as US industrial policies favor domestic manufacturing. The 2021 Bipartisan Infrastructure Law, the 2022 CHIPS and Science Act, and the 2022 Inflation Reduction Act have encouraged the production of US-made products, and in turn, the construction of manufacturing facilities has experienced a dramatic rise. Last year, Ci completed the design and construction of the largest solid-state battery assembly line in the US for Factorial Energy to commercialize its electric vehicle technology. The $50 million investment created 150 new jobs in Massachusetts and represents an impressive step in onshoring battery manufacturing.</p>

<p><strong>Going Smart</strong></p>
<p>Artificial intelligence and machine learning are revolutionizing several industries, and industrial manufacturing is no exception. As older equipment continues to be phased out, new digital technologies are helping manufacturers become more efficient by enabling remote monitoring, servicing and equipment operation – all without the need to be on-site. Virtual operation makes it seem like the operator is in the room with the machine, which increases access, flexibility and safety in production. Communications and data analytics become more accurate and effective as these new methods drive predictive maintenance, reduce unplanned downtime and create material cost savings. According to a recent study by Deloitte, 83% of manufacturers believe that smart factory solutions will transform the way products are made in five years.</p>
<p><br /></p>
<p><strong>Reducing Carbon Footprints</strong></p>
<p>States like Massachusetts are unveiling clean energy and climate plans to target net-zero greenhouse gas emissions in the next few decades. As the call to action for sustainable practices continues, industrial manufacturers are making strides to reduce carbon emissions, as almost a quarter of US greenhouse gas emissions come from industrial sources. Low carbon and renewable energy resources, such as hydrogen, are being introduced to align with clean energy goals. Electric vehicles for the transport of raw materials can take advantage of clean vehicle tax credits and save on energy usage costs. In addition to sustainability requirements for government, municipal, and institutional contracts, manufacturers can expect to see more stringent guidelines from commercial customers as well.</p>

<p><strong>Targeting Recruitment</strong></p>
<p>Labor shortages facing US industrial manufacturers are expected to worsen in the coming years as workers change industries, retire faster than they can be replaced, and struggle to keep up with new technical skills. The National Association of Manufacturers (NAM) conducted a survey that found almost three-quarters of surveyed manufacturing executives feel that attracting and retaining a quality workforce is their primary business challenge.</p>
<p><br /></p>
<p>Companies must introduce new initiatives, such as enhanced amenities and digital learning tools, to keep up with a highly competitive labor market. Locating industrial plants near major highways, intersections, waterways and ports is essential for the transportation of goods, but companies must also consider proximity to universities with manufacturing certification programs for more opportunities to hire young talent. Adapting to the latest changes in the industry will be crucial for industrial manufacturers to thrive.</p>

This 2-million-square-foot mixed-use expansion of the North Hills Main District revitalized a previously underutilized area, transforming it into a dynamic hub of activity. By transforming underutilized parking areas into vertical spaces to live, work and play, Ci designed more efficiently, maximizing the use of available space. We’ve created an environment where residents and the public can connect, collaborate and unwind with pedestrian-friendly pathways, a concierge center and prominent outdoor gathering spaces. It’s a perfect example of how thoughtful design can transform a neighborhood.</p>

<p>The Federal Drug Administration (FDA) carefully monitors drug manufacturers’ compliance with its current Good Manufacturing Practice (cGMP) regulations to assure the quality of drug products. These regulations contain minimum requirements for the methods, facilities and controls used in manufacturing, processing and packing of a drug product. Architects and designers working within the cGMP industry must familiarize themselves with these regulations to ensure reliable testing laboratories that help prevent contamination. </p>

<p><strong>Market Outlook</strong></p>
<p>As biotech companies with headquarters in leading cities like Boston and San Francisco scale up to commercial manufacturing volumes at an advanced rate, they’re struggling to find space within budget to develop the vast size of facilities required for cGMP production. Expensive housing, utility costs and a scarce workforce are pushing companies to look elsewhere, even for their headquarters as it’s desirable to keep the drug manufacturing, packaging, and distribution processes in close physical proximity to where the drugs are originally developed in their research and development labs.</p>

<p>Larger and cheaper real estate footprints such as Research Triangle Park (RTP) in North Carolina offer a convenient location to nearby accredited universities including Duke University, North Carolina State University and the University of North Carolina at Chapel Hill. With a talented workforce from specialized certification programs, direct access to transportation and affordable living costs, RTP may surpass Boston as a thriving life science market if these factors don’t improve.</p>

<p><strong>Flexibility and Advanced Design</strong></p>
<p>In the fast-paced world of pharmaceuticals, adaptability is key. cGMP facilities must accommodate changes in production processes, equipment and regulations without disrupting operations. Flexible, modular designs allow for easy reconfiguration and expansion, enabling facilities to scale up or down as needed without compromising quality or compliance. Advanced technology like smart sensors, real-time monitoring systems and digital control systems are becoming standard features, providing greater control and visibility throughout the manufacturing process.</p>

Barrier technologies, such as isolators and restricted access barrier systems (RABS), are also being increasingly integrated to prevent cross-contamination between different processing areas.</p>

<p>Cross-functional collaboration is essential in cGMP facilities, where various departments and disciplines must work together seamlessly. Open floor plans, modular furniture and multipurpose areas promote flexibility and adaptability, allowing teams to collaborate effectively across different stages of the manufacturing process. In his new role, he will continue to oversee the firm’s growing Mixed-Use and Residential Practices and deliver innovative design for communities to live, work and play.</p>

<p>Ci, an award-winning multidisciplinary architecture firm, announces the new role of Principal Keirsten Deegan, AIA, as Industrial Manufacturing Practice Leader. Deegan brings over two decades of experience leading complex industrial manufacturing, science and technology, and commercial projects throughout the United States.</p>

<p>In her new role, Deegan will be instrumental in strengthening Ci’s Industrial Manufacturing Practice and shaping facilities that sustain today’s supply chain, including heavy and light manufacturing, distribution and e-commerce, food and beverage, and controlled environment agriculture projects.</p>
